The KTI journey began in 1984, when myself and Madam Chin embarked on this venture to realise our vision of how “everyone can own a home”. Together with our ethos of “Keep Transcending Ideas”, we sought out to deliver homes of great value, nurture innovative ideas, and provide a bold approach to the property landscape.
Over the past 40 years, we have conceived a multitude of projects that transcend just creating homes – including development in construction, hospitality, and commercial – resulting in a strong reputation with financiers, government bodies, as well as the market. Our pioneering spirit is also reflected in various firsts, such as “The Logg”, Luyang’s first mixed development, the first placemaking development called “Ayuria Place”, and most notably – our introduction to Industrialised Building System (IBS) manufacturing in Sabah.
Today, we are now a listed corporation with completed projects worth RM2.5 billion in both private and government sectors across Malaysia, with numerous accolades that reflect KTI’s unwavering dedication to quality workmanship as well as the transcending of innovative ideas. Through that, we fostered strong relationships with banks and secured vital government support, which enabled us to undertake more projects and establish a stable revenue stream.
Our commitment to prudent financial stewardship has been unwavering. KTI has consistently maintained strong reserve funds – earning a reputation as a reliable paymaster. Furthermore, our focus on property value – particularly targeting owner-occupiers – has ensured that our projects offer strong resale and appreciation value.

Envisioning everyone to own a home, KTI garners overwhelming response in “Taman Nelly”, an affordable landed residential with the first pitched roof, single-storey terrace, and split-level layout design.
New ideas continue to make a mark in the market, such as “Taman Orkid, Kudat”, the first housing development using aerated concrete for 420-unit landed homes.
KTI designs and constructs the Prison Complex in Kluang, Johor. Seeing the need to reduce cost while maintaining quality and affordability, this becomes KTI’s first government construction project to use IBS panels.
“Taman Lavender” is introduced to the market with the first semi-open wet kitchen layout design.
KTI sets to make an impression with “Taman Nelly Studio PH8D”, the first 242-272 sq.ft. sized single or couples occupant home layout design.
Pioneers IBS in Sabah with “La Gloxinia, Kinarut”, the first township development build using IBS.
KTI obtains its IBS Status Manufacturer Licence from CIDB.
KTI builds Sabah’s first Perumahan Penjawat Awam Malaysia (PPAM), offering 1,296 units of affordable homes using IBS to government officers.
KTI builds its second township using IBS for the development on 168 acres in “Seri Lemawang”, Tuaran.
KTI captures the market with “The Logg”, Luyang’s first mixed development.
Wins CIDB’s Kontraktor Cemerlang for “Taman Seri Lemawang” in Tuaran, KTI’s 168-acre township, achieving Sabah’s highest IBS score of 85%.
KTI achieves a significant milestone of completed projects valued up to RM2.5 billion across Malaysia in both private and government sectors, and successfully fulfilled key handovers to 8,000 property owners.
Obtained 4-star rating in QLASSIC for Taman Seri Lemawang with an assessment score of 77%, and SHAREDA EXCELLENCE AWARD 2023, for the Tuaran and Kinarut township developments.
